Pledges and SureOffers

Our pledges make a secure, successful sale even more likely.
Buyers and sellers agree to follow chosen principles backed by a deposit. If they abide by these pledges, the deposit will be transferred back automatically on exchange. If one party breaks the pledge it is forfeited to the other party as compensation. We recognise that every home is unique and transactions are complicated so we provide a mediation service to resolve disputes.
A deposit will cover multiple pledges. We take either a £200 fee for a single pledge or a £230 fee (discounted from £300) for unlimited pledges to cover arranging and managing the chosen pledges. All pledges include a free mediation service and provide extra assurances on the following:
| No Gaz Pledge | Commitment to not gazunder or gazump (reduce or raise the agreed price just before exchange). |
| Patience Pledge | Willing to wait a specific period of time to let the other party complete their side of the chain. |
| Urgency Pledge | Communication will be swift and responsive. Replies and progress must be made on the sale within two days of an update. |
| Material Cost Pledge | The buyer’s offer price can only change if there is a material cost identified through new information. Conversely, a seller must be willing to renegotiate in such circumstances because the buyer is allowed to walk away without penalty if the seller doesn't adjust the price accordingly. |
